Regolamento KOMA 7 Apartment

🕒 Orari di Check-in e Check-out

• Check-in: dalle 15:00 alle 20:30.
  Per arrivi dopo le 20:30 è previsto un supplemento e deve essere richiesto in anticipo.

• Check-out: entro le 10:00 del mattino.
  Ti chiediamo gentilmente di lasciare l'appartamento puntualmente.

🏢 Regole Condominiali

L’appartamento si trova all’interno di un condominio privato. È fondamentale rispettare:

• Gli spazi comuni e le attrezzature condivise.

• Il riposo dei condomini nei seguenti orari:

  • 13:00 – 15:00 (riposo pomeridiano)

  • 23:00 – 08:00 (riposo notturno)

🚪 Uso dell’Ascensore – Regole OBBLIGATORIE

L’ascensore è parte di una proprietà condominiale condivisa. L’uso scorretto può causarne il blocco e rendere necessario l’intervento tecnico. Ogni intervento richiesto per uso improprio sarà addebitato agli ospiti responsabili.

✅ Istruzioni per un uso corretto dell’ascensore

1. Capienza massima

   • Massimo 2 adulti con 1 solo bagaglio di medie dimensioni, oppure

   • 1 adulto con 1 bagaglio di grandi dimensioni

2. Chiamata dell’ascensore

   • Premi il pulsante di chiamata a sinistra della porta esterna del piano.

3. Entrata nella cabina

   • Apri manualmente la porta esterna.

   • Poi apri le due porte interne della cabina.

4. Durante la salita/discesa

   • Chiudi le porte interne.

   • Premi il pulsante del piano di destinazione.

5. All’arrivo

   • Non aprire mai le porte interne prima che l’ascensore sia completamente fermo, altrimenti si bloccherà.

   • Una volta fermo, apri le porte interne e poi la porta esterna per uscire.

6. Dopo l’uscita

   • Chiudi sempre entrambe le porte interne della cabina.

7. Verifica della corretta chiusura

   • Controlla la spia a sinistra della porta esterna:

     • Se è accesa la luce rossa, le porte non sono chiuse correttamente.

     • Quando rimane solo la luce verde accesa, l’ascensore è pronto all’uso.

⚠️ Avvertenza importante

Qualsiasi malfunzionamento causato da:

• Sovraccarico

• Porte lasciate aperte

• Aperture forzate o errate

comporterà costi di intervento tecnico che saranno interamente addebitati agli ospiti.

Regola della casa
 

Agli ospiti è richiesto di avere un comportamento rispettoso degli ambienti, di utilizzare gli spazi e le attrezzature presenti per il loro scopo originale, pertanto si ricorda che è vietato

• Organizzare feste e assembramenti oltre il numero di ospiti consentito

• Fumare, sia sigarette tradizionali, che sigarette elettroniche o a tabacco riscaldato, l'appartamento è dotato di sensori di fumo, l'inosservanza di questo divieto comporta oltre alla segnalazione alle autorità per le sanzioni del caso, un costo a carico dell'ospite per sanificazione profonda fino a €300,00.

• Soggiornare con al seguito animali domestici di ogni specie e taglia, il soggiorno con animali di servizio (cani guida ecc.) è assoggettato a specifica autorizzazione preventiva e può comportare un supplemento per sanificazione dei locali.

• Lasciare l'appartamento oltre l'orario di check-out indicato, quando non preventivamente autorizzato. Il ritardo, può comportare, in taluni casi, il rimborso all'host delle spese sostenute per riallocare gli ospiti successivi.

• Consumare cibi e bevande su letti, divani o nella vasca da bagno.

• Introdurre attrezzature non conformi all’uso abitativo (stufe elettriche, forni o fornelli da campeggio, barbecue portatili, elettrodomestici ad alto assorbimento energetico o dispositivi potenzialmente pericolosi ecc.)

• Superare il numero massimo di ospiti in pernottamento, questo divieto, può comportare la denuncia alle autorità competenti, oltre ad un indennizzo fino a 100€ per ogni ospite aggiuntivo e per ogni pernottamento (oltre imposte e tasse se previste) all'host.

• Lasciare rifiuti e dotazioni delle cucina sporche a fine soggiorno. Chiediamo agli ospiti, per motivi di igiene e per prevenire il rischio di presenza di animali o insetti, di pulire le stoviglie che hanno utilizzato (anche utilizzando la lavastoviglie in dotazione) e di smaltire correttamente tutti i rifiuti.

🕒 Check-in and Check-out Times

• Check-in: from 3:00 PM to 8:30 PM.
  Late check-in after 8:30 PM is possible upon request and with an extra charge.

• Check-out: by 10:00 AM.
  Please make sure to leave the apartment on time.

🏢 Condominium Rules

The apartment is located in a private condominium. Guests are kindly asked to respect:

• Shared spaces and all common equipment.

• Quiet hours, which are strictly observed:

  • 1:00 PM – 3:00 PM (afternoon rest)

  • 11:00 PM – 8:00 AM (nighttime quiet)

🚪 Elevator Use – MANDATORY RULES

The elevator is shared among residents. Improper use may cause breakdowns and require technical assistance. Any issue caused by misuse will be fully charged to the guests.

✅ How to Use the Elevator Properly

1. Maximum capacity

   • Maximum of 2 adults with 1 medium-sized suitcase, or

   • 1 adult with 1 large suitcase

2. Calling the elevator

   • Press the call button located to the left of the elevator door on your floor.

3. Entering the cabin

   • Manually open the external door.

   • Then manually open the two internal folding doors of the cabin.

4. Going to your floor

   • Close both internal doors securely.

   • Press the button for your destination floor.

5. Upon arrival

   • Do not attempt to open the internal doors until the elevator has come to a complete stop.
     Opening too early may block the mechanism and prevent door access.

   • Once stopped, open the internal doors and then the external door to exit.

6. After exiting

   • Always close both internal cabin doors completely.

7. Confirm proper closure

   • Check the indicator light to the left of the external door:

     • If the red light is on, the doors are not fully closed.

     • When only the green light is on, the elevator is ready to be used again.

Any malfunction caused by:

• Overloading

• Leaving the doors open

• Forcing the doors or using them incorrectly

will require a technical service and the full cost will be charged to the guests.

House Rules:

Guests are required to behave respectfully and to use the spaces and equipment provided for their intended purposes. Therefore, please note that the following are strictly prohibited:

​

• Organizing parties or gatherings exceeding the maximum number of permitted guests.

• Smoking, including traditional cigarettes, electronic cigarettes, and heated tobacco products. The apartment is equipped with smoke detectors. Violation of this rule may result in a report to the authorities and a deep cleaning fee of up to €300.00 charged to the guest.

• Staying with pets of any kind or size. The presence of service animals (such as guide dogs) is subject to prior approval and may incur an additional sanitation fee.

• Leaving the apartment after the indicated check-out time without prior authorization. Late check-out may, in some cases, result in compensation to the host for any costs incurred to relocate subsequent guests.

• Consuming food or beverages on beds, sofas, or in the bathtub.

• Bringing in equipment that is not compliant with domestic use (e.g., electric heaters, camping stoves or ovens, portable barbecues, high-energy consumption appliances, or potentially dangerous devices).

• Exceeding the maximum number of overnight guests. Violation of this rule may lead to a report to the authorities and a compensation fee of up to €100 per guest per night (plus applicable taxes) payable to the host.

• Leaving trash or kitchenware dirty at the end of the stay. For hygiene reasons and to avoid attracting pests or insects, we kindly ask guests to clean any used dishes (you may use the dishwasher provided) and to properly dispose of all waste.
